Timeline varies based on market conditions and buyer readiness.
For pre-approval you'll need: pay stubs from the last 30 days, W-2s and tax returns from the past 2 years, bank statements from the last 2-3 months showing down payment funds, government-issued photo ID, and authorization for credit check. Self-employed buyers may need additional documentation like profit/loss statements.
Essential inspections include a general home inspection covering structure, roof, HVAC, electrical, and plumbing. Iowa-specific inspections include radon testing (Iowa has elevated radon levels) and sewer scope for older homes. Additional inspections may include well water testing, septic inspection, mold inspection, or structural engineer evaluation depending on property condition.
